Efflorescence

Efflorescence is the white chalky powder (salt deposits) on the surface of a masonry wall. It is caused when moisture is migrating from the inside of a wall out, carrying salt deposits (from the building materials) with it. It is not dangerous, but can be very messy.

HOW TO REPAIR/TAKE CARE OF YOUR EFFLORESCENCE ISSUE?

You must first solve the moisture infiltration issue; this inspection and diagnosis can be done by Fortune Restoration. Once the moisture infiltration is solved, you can either clean the efflorescence with the ProSoCo Masonry Cleaner “EF-Fortless” or change out the bricks, depending on the condition of the brick(s). It is recommended to wait at least (6) months after water infiltration repairs are made, before addressing efflorescence. This wait time is necessary to allow all moisture to work its way out of the wall.

Don’t Let Efflorescence Erode Your Home’s Beauty and Strength: Fortune Restoration is Here to Help!

Is your Lincolnwood home plagued by unsightly white powdery deposits on your bricks, concrete, or stucco? This isn’t just an aesthetic issue – it’s efflorescence, and it can pose a hidden threat to your structure’s health. At Fortune Restoration, we’re your local experts in efflorescence repair and restoration, dedicated to preserving the beauty and integrity of your home.

What is Efflorescence?

Efflorescence is a crystalline deposit of salts that bloom on porous building materials like brick, concrete, and stucco. It occurs when water dissolves these salts within the material and then evaporates, leaving the salts behind on the surface. While not inherently harmful itself, efflorescence is a telltale sign of a deeper issue: moisture infiltration.

How Does Moisture Infiltration Hurt Your Structure?

Moisture trapped within your masonry can lead to a cascade of problems:

  • Cracks and Spalling: As trapped moisture freezes and thaws, it expands and contracts, putting immense pressure on your masonry, leading to cracks, spalling, and ultimately structural damage.
  • Mold and Mildew Growth: Excess moisture creates a breeding ground for mold and mildew, posing health risks and contributing to unpleasant odors.
  • Corrosion of Metal Components: Trapped moisture can accelerate the corrosion of metal components like tie rods and anchors, weakening your structure’s integrity.
  • Reduced Energy Efficiency: Moist masonry conducts heat poorly, leading to higher energy bills for heating and cooling.

Benefits of Repairing and Restoring Efflorescence:

Addressing efflorescence early on goes beyond restoring your home’s aesthetics. It offers a wealth of benefits:

  • Protects Your Structure: By addressing the underlying moisture issues causing efflorescence, you safeguard your home from the damaging effects of trapped water.
  • Improves Indoor Air Quality: Eliminating moisture reduces the risk of mold and mildew growth, improving your indoor air quality and promoting a healthier living environment.
  • Enhances Curb Appeal: Removing efflorescence restores your home’s pristine appearance and increases its curb appeal.
  • Extends the Lifespan of Your Masonry: Addressing moisture issues early on prevents further deterioration and extends the lifespan of your masonry.
  • Increases Energy Efficiency: A dry home is a more energy-efficient home, leading to lower energy bills and a smaller carbon footprint.
